Structural Reviews

LBSE provides professional structural assessments for existing residential and small commercial buildings across Montana. These reviews are often requested during real estate transactions—when a home inspector identifies potential structural concerns—or when property owners notice signs of movement or deterioration in their structures.

Each review begins with an on-site walkthrough to evaluate the visible condition of the structure. Typical areas of focus include:

  • Foundation cracking, displacement, or settlement

  • Signs of movement or distress in walls, floors, or framing

  • Attic, crawlspace, and basement framing conditions

  • Evidence of water intrusion or material deterioration

Following the site visit, LBSE issues a stamped Structural Observation Report that summarizes findings and provides clear, actionable recommendations. Reports include written descriptions, photographs, and prioritized action items to assist buyers, sellers, and real estate professionals in making informed decisions and obtaining accurate pricing for repairs.
